Updated collection - Local Housing Allowance rates

Weekly and monthly maximum Local Housing Allowance (LHA) rates for financial year 2024/25 have been published by the Valuation Office Agency, based on Broad Rental Market Areas (BRMA) 30th percentile letting figures. The available metrics have been expanded in LG Inform to include weekly LHA for one bedroom with shared facilitiesone bedroom with exclusive use of other facilitiestwo bedroom propertythree bedroom property, and four bedroom property

The highest possible weekly LHA in England from April 2024 will be £704.22 up from 593.75 in 2023/24 and has been unchanged since 2020/21. For a two bedroom property, the area with the lowest LHA is Durham at £92.05 (£87.45 in 2023/24) and the highest are Camden, City of London, Islington, Kensington and Chelsea, and Westminster at £412.86 (£363.92 in 2023/24).

Monthly Universal Credit LHA rates for tenants living in private rented accommodation with one bedroom with shared facilitiesone bedroom with exclusive use of other facilitiestwo bedroom propertythree bedroom property, and four bedroom property are also available. The areas with the lowest LHA rates from April 2024 are those claimants in Darlington and Teesside at £288.96
